Visualizing the Future of City Centre

Surrey is Canada’s 11th largest city and is on its way to becoming the most populous city in British Columbia.

By 2050, Surrey is projected to have 316,620 dwelling units, accounting for 18% of all in Metro Vancouver.

Methodology

Developed in 2024 in partnership by Invest Surrey and the Downtown Surrey BIA, the Surrey City Centre future model was created using data from proposed projects within the City Centre area. This model visualizes and maps these buildings based on current proposals; however, it’s important to note that not all these projects are yet approved. The model serves as an approximation of what the area could look like if all proposed developments move forward. Completion will depend on various factors, including macroeconomic conditions such as construction costs.

With growing demand for residential and employment space, Surrey City Centre is transforming into  Canada’s leading hub for development, sustainability, and diversity, emerging as the region’s second downtown.

King George Hub

A complete mixed-use community directly adjacent to King George Station. This integrated transit-oriented development has transformed the rapidly evolving downtown core of Surrey.

Central City

A mixed-use development area home to three university buildings, Surrey City Hall, Central City Mall,  Surrey Library, Civic Hotel and upcoming developments such as SFU School of Medicine, UBC, Surrey, and the Entertainment District.

City Centre’s population grew by 25% between 2016 and 2021.

8,498 Units and 585,854 square feet of office and retail space are currently under construction in City Centre. Surrey City Centre is Surrey’s densest population hub, with over 35,000 residents—the same size as the City of Mission.

Home to Three of Metro Vancouver’s Busiest Transit Stations

Surrey City Centre is home to two of the busiest SkyTrain stations in the region, Surrey Central and King George, which together see a total of 9.54 million boardings annually. The area is also home to the R1 Surrey Central Station to Newton Exchange route, the 7th busiest bus route in the region, with 2.88 million annual boardings.
